You've likely heard it everywhere. That the Real Estate market seemingly hits a wall during the winter months. But with the right agent, and the right know-how, the "off season" may be just the time for you to get a killer deal! Here's a list of 5 tips on how to rock the winter market!
1. Pick The Right Agent
A good agent can truly make the difference between a good and a FANTASTIC deal. The winter months tend to mean slower business, so agents should have a little more time to dedicate to you. (Not to say they'll be doing nothing. That's not a good sign.) The right agent will gladly use the extra time they've got to fiercely fight along your side during the hunt or sale.
2. Keep Move In Flexible
The winter time can be crazy for everyone's schedules. With the madness of holidays, time off, travel, etc, it can make selling a home more challenging. But if you're willing to be flexible with your move in date, that may get you a LONG way in the negotiations!
3. Take Initiative
There tends to be a drop in open house attendance and home viewings during the winter months. Because of this, if you show up and clearly show your interest, it may really help get the momentum rolling. The extra effort and enthusiasm could bag you the property!
4. Know The Right Price
Just because there are typically less offers in the winter doesn't mean the sellers won't laugh at any lowball offers. Talk with your agent about a good number to go in at. The slow market justifies your lower offer, but be sure to walk that line!
5. Rock Negotiations
During the winter, as the buyer you'll most likely have the upper hand. Most sellers who find themselves listing in winter do so because they must. Knowing this, go into negotiations with confidence. Often times the seller would rather give you a good deal than have to keep the home on the market throughout the off season.
