When you're ready to buy and you're viewing a home, it can be easy to let your emotions carry you away. But there's some very important information you should remember to acquire before making any serious decisions. Don't get swept away by the beautiful staging and excited seller's agent remarks. Think critically about this major purchase. Here's a list of important questions to consider before taking the plunge.
1. Size Up The Rooms
It's not always safe to rely on the room dimensions on the listing sheet. The last thing you want is to buy your new home, just to discover that your master suite isn't large enough to fit your furniture! Ask the agent if you can measure the rooms while you're visiting.
2. Investigate The Bathrooms
Don't simply be satisfied by taking a peek at the bathrooms while viewing a home. So many problems can be hiding in here and it's important to spot them early. Don't be shy about testing the taps! Is the water pressure low? Do the pipes knock? Do the sinks drip? How's the hot water? Don't be shy! This is important stuff that could save you a load of trouble down the line!
3. Kitchen Checkup
Though it's pretty darn obvious if a kitchen hasn't been renovated since disco was still around, it's still good to ask about the condition. When was the last time the kitchen was renovated? Do all of the appliances still work? Different appliances have different life expectancies and an oven on its deathbed could mean trouble down the line.
4. Bonus Room Bureaucracy
Does the home you're interested have any additions by the previous owners? Are they excitedly upping the price of the home because of the fabulous bonus room they added on last year? Before you get too attached to the idea, make sure to find out if the additions were legally approved. That's a can of worms you really don't want to get into.
5. Exterior Elements
When you're done checking out the inside of the home, it's time to inspect the outside. How old is the roof? Are there any problems? This is a very expensive problem to fix. And be sure to inquire about the property line. You want to know exactly how much land you're actually purchasing.
